The charming stone and cob detached cottage is adjacent to the picturesque farm pond surrounded by trees. It lies in its enclosed garden with seating area and lovely views. The thick oak stable door takes you into the open plan triple aspect living room with massive oak beams, oak shutters, wood burner, comfortable sofas, 40" slimline TV/DVD player recorder, WiFi Internet, French door onto garden, underfloor heating, slate floor and an impressive heavy oak staircase.

The custom designed kitchen has granite floor, granite work surfaces with oak cupboards and an oak dining table. Upstairs under the exposed roof trusses there is another cosy seating area with HiFi and a lovely view of the ducks on the pond. All the flooring is waxed oak. Both double bedrooms have their own en suite facilities (shower, toilet and wash hand basin)and are spacious and light and very comfortable. Apart from casement windows the Velux windows have remote control black out blinds operated by solar power.

The 7 Kw Lorraine wood burner is the perfect way to heat the house (free logs & ample kindling from the wood shed). There is also electric underfloor heating downstairs for the winter months and programmable electric radiators in the bedrooms upstairs.

The farmhouse is surrounded by its own garden, arboretum, orchard and ancient pond which laps against the stone walls of the granary.

Inside the granary is the old two screw cider press and crusher, used every autumn to make cider and apple juice from our 10 acres of orchard. You are welcome to participate in this activity.

The cobbled court yard also contains the unique 18th century hen house still in use.

We usually lamb our ewe in the Spring and you are welcome to have a look around the farm and to meet the lambs, ducks and geese.

We enjoy having guests in our cottage and as it is a working farm, we are usually on hand to greet our guests and then most days are available to answer any questions, make suggestions or even, when there is time show you our arboretum and Giant Redwood Plantation. You are free to walk about on the farm and surrounding fields and orchards and say 'hello ' to our friendly sheep.

A perfect escape from any city madness, although we stayed over 3 days we left feeling completely relaxed and refreshed. Renate and John were superb with bundles of true country hospitality thrown in, added to that they showed our 4 year old daughter the in's and out's of a working farm with lamb feeding early mornings and always on hand to show supervised fun exploration of their extensive working farm. Something every city child should be shown at least once a year, in our case it will be twice as we will certainly book for this summer again!

The cottage has a perfect mix of old and new interior, but retains that feeling of a rural rustic dwelling. Although nearly open plan on the ground floor the underfloor heating and a log fire were 100% adequate in dealing with the January sub 5'C weather. The bedrooms were equally impressive with exposed roof beams and wood as far as the eye can see, worth noting that the beds were really comfortable, perfect for cosy morning sleep ins.

Location is ideal and is in easy reach to the coast and other vibrant villages, but secluded enough to feel you are 100's of miles away from civilisation.

We wanted a long weekend away from London and we certainly found it in Pond Cottage, our expectations were blown away.
